What the 3D rendering showed that the floor plan sketch missed
The rendering told us something no floor plan sketch could.
We were scoping a kitchen on a 1995 Overlake home. The homeowner wanted to open the kitchen to the living room and add an island. The floor plan sketch she’d been working with for weeks showed exactly what she had in mind. It looked clean on paper.
When we built out the 3D rendering, the island landed 36 inches from the cooktop peninsula. That’s fine as a number on a drawing. In a rendered space with human-scale proportions, it was immediately clear that two people couldn’t work in that kitchen simultaneously without stepping around each other.
We moved the island 18 inches north, shifted the refrigerator to the opposite wall, and re-ran the sink to the new peninsula position. The rendering updated in real time. She approved it in the same session.
That adjustment meant moving a drain line. A kitchen layout reconfiguration involving plumbing or electrical triggers a building permit. We filed it. The inspection passed first review.
The finished kitchen matched the rendering from the same camera angle. Custom cabinetry ran floor to ceiling on the refrigerator wall. Organic modern design — natural wood tones, matte stone countertops, and clean uncluttered lines, without the stark all-white look or heavy traditional ornament — carried through every surface. How a custom kitchen remodel runs
Diagnostics and design
A site visit and measurement session. We photograph the existing kitchen and note structural elements — load-bearing walls, plumbing stack location, panel capacity. Within days you have a full 3D rendering viewable from multiple angles.
Permit filing
We prepare and submit the permit application to your municipality, including construction drawings reviewed against the applicable building code. We track plan review and handle corrections directly with the building department.
Phased demolition
Demo is phased. We protect adjacent living areas and maintain access to the rest of the home throughout construction. Demolition does not begin until the permit is in hand.
Installation
Cabinet installation follows framing and rough-in — boxes first, then doors and hardware, then countertop templating. Stone countertops are templated after cabinets are set, never before.
Testing and final inspection
Final inspection closes the permit. We don’t call a project complete until the city signs off. Every fixture, outlet, and drain line is tested before we leave the site.
