A room addition is the most structurally involved project a homeowner can add to an existing house.

Many residential neighborhoods across the region were built in the 1980s through early 2000s. Those homes served families well for twenty years. They don’t always serve families as well today, when a third bedroom, a larger primary suite, or a dedicated home office becomes necessary. Moving isn’t the only answer.

Adding square footage means working under strict local zoning codes — whether navigating Seattle’s SDCI, Bellevue Development Services, or Redmond’s RZC. These departments set setback requirements (the minimum distance a new structure must sit from property lines), lot coverage limits (the maximum percentage of your lot that can be covered by buildings), and the inspection sequence that governs every phase of construction.

Matching a new addition to a 30-year-old exterior requires sourcing precision, not just material selection.

Here’s what the work actually involves on homes from this era: the challenge isn’t finding a similar siding profile. It’s that original materials have weathered, shifted in colour, and aged differently depending on sun exposure on each face of the house. A new panel installed next to a weathered one will read as new material next to old material unless the finish selection accounts for the gap.

Anyvision evaluates four specific elements before specifying exterior materials on an addition: reveal dimension (how much of each siding course is exposed), profile geometry (the shape of the board face), colour under natural light from the primary street view, and the trim and window casing dimensions used on the existing structure. We match all four — not just the one that’s easiest to source.

What an Eastside addition actually looks like from the inside

That’s what an addition project looks like when the permit research happens before the design, not after.

The homeowners had a 1,900-square-foot rambler in Redmond’s Grass Lawn. They needed a primary suite addition — a bedroom and a full bathroom — off the back of the house. The existing footprint pushed close to the rear setback requirement under local code (RZC 20C.30.35). We ran the setback calculation before the design was touched. The lot had 14 feet of usable depth before we’d hit the required setback line. That determined the entire layout.

We built the 3D rendering within those constraints. The homeowners approved the floor plan and the interior finishes before we submitted a single permit document. That matters — because changes made after permit submission mean amended drawings and a longer approval timeline.

The exterior was the second challenge. The house had cedar lap siding from a 1996 build, and that profile hasn’t been manufactured to that exact specification for years. We sourced a contemporary fiber cement lap that matched the existing reveal dimension within a quarter inch, and took paint samples from the original siding to match colour across weathered and fresh material. From the street, the addition reads as original construction.

The foundation was a shallow continuous footing tied into the existing slab edge. We cut the rim joist at the connection point and installed structural hardware at every anchor location — not just at code minimums. The framing inspection passed on the first review. Final inspection cleared in the same week.
